Buyer's Agent - We will act as the liaison between you and the agent representing the buyer, including negotiating the terms of the contract on your behalf and answering all questions.

Unrepresented Buyers -  Should a buyer who is not be represented by a real estate agent contact me, I will work with them to show the property and faciliate an offer to purchase which is consisent with the Listing Agreement.

Attorney and Title Company - We will supply all information needed by the attorney or title company you have selected to help ensure a smooth and successful closing have the purchase agreement is signed.  We can also recommend attorney's and title closing services to you.

Property Inspection - We will help coordinate the time of the inspection and work with the buyer's agent and your attorney to clarify and negotiate any requests the buyer has based on the results of the inspeciton.  We will ensure that all inspectors are accompanied by a licensed real estate professional to help ensure the security of your property and belonging.

Property Appriasal - Should the buyer or thier mortgage company require an apprasial, I will help coordinate the process.

Attorneys  If you wish to use an attorney and don't have an attorney familiar with local real estate law, we can recommend an attorney who we have worked with the in the past and experienced favorable results.  

Title Services  Not every buyer will use an attorney.  Coldwell Banker Riviera Realty recommends such buyers to Stewart Title, one of the largest title services companies in the nation.  We know that working with Stewart there will be excellent communications and title services will be delivered accurately and on-time.  

Home Inspectors   Sellers cannot decide who a buyer uses as a home inspector.  The purchase contract that most agents in New Jersey use, requires that the home inspector be licensed by the State of New Jersey.  Most home inspectors provide the buyer with a very detailed visual and narrative report.  Often the report scares buyers.  It is important that the agents involved in the transaction know how to navigate thought the inspection report and assist in any required negotiations to resolve buyer concerns.  Our Agents have the know how to do this.  

Mortgage Providers  IReviewing the Buyers pre-qualification or pre-approval letter is an important factor when considering an offer from a buyer and we will discuss this with you.  If you are interested in buying a new home, we can connect you with a mortage broker that can assit you in obtaining your mortage in a fast, simple process.  

Home Warranty Insurance

A home warranty provides that estra measure of secruity that makes buyers feel more comfortable and confident in the purchase of your home.  A home warranty can also be offered as a means of resolving any concerns a buyer may have after the home inspection.  We recommend and have a a long-time business relationship with American Home Shield.  Your agent can provide you additional information regarding a home warranty.
